HVAC Preventative Maintenance Checklist
- Filters: Servicing and replacing air conditioning filters is important for both the functionality and the safety of an HVAC unit. HVAC equipment is designed to operate within a specific quality of air passing over its indoor coil surface. When air filters are not replaced, they clog and become coated with dirt. Similarly, the indoor coils get coated with dirt. This dirt reduces the amount of air through the unit, leading to system failure.
- Indoor Coils: The coils in an HVAC system are used to control the temperatures inside the unit. When there is not enough air moving through the unit, the coil temperatures decrease and ice over. Because there is not enough heat being removed from the air passing over the coil, the liquid refrigerant inside the coil does not vaporize. This is called “liquid slugging” and the result is a building pressure that exceeds the design limits of the cylinder, values, connecting rods, pistons, and other internal components. As the pressure builds, these components are destroyed, and system failure eventually occurs.
